Luxury vinyl floor cleaning in Dorking

Dorking is a market town set right in the Surrey Hills, with Box Hill on one side and Ranmore on the other, and its homes range from period cottages and terraces near the centre to larger family houses on the edges of town. Plenty of them have Amtico or LVT in the kitchen, hallway or a garden room extension, because it is practical for muddy boots, dogs and children.

That practicality comes at a price. After years of everyday mopping, the floor that looked so crisp when it was fitted can turn grey, streaky or blotchy. We offer a specialist Amtico cleaning service across RH4 and RH5 that brings that original look back, treating the floor as a restoration rather than a quick wash.

What dulls an Amtico floor

Amtico is sealed with a urethane wear layer. It is durable, but the wrong cleaning methods can coat it, cloud it or even damage it. When we are asked to look at a tired floor, the culprits tend to be the same few things.

General household cleaners often leave a thin film behind. Each mop adds another layer, so the floor becomes dull, then tacky, and starts to attract dirt faster. Retail floor polish builds up unevenly and turns yellow, leaving the patchy finish many people notice by doorways and the kitchen sink. Steam mops and harsh chemicals are worse still, as heat and strong products can attack the wear layer and the adhesive below it. Then there is grit, which works its way into the texture of wood and stone effect designs where a mop never reaches. In a town surrounded by countryside, a lot of that comes in on shoes and paws.

Nearly always the floor itself is fine underneath, and that is what makes professional cleaning worthwhile.

Amtico and LVT cleaning prices

  • Amtico or LVT floor cleaningFrom £110 per room
  • Minimum charge£110

Our minimum charge for any job is £110, which covers bringing and setting up the equipment, so a single room is £110. We confirm the price once we have seen the floor and know whether it needs a deep clean or a strip and reseal.

Prefer to talk it through?

How we restore your floor

We begin with an inspection, looking at traffic patterns, product build up and any heavily soiled areas, and we talk it through with you. From there the floor gets one of two treatments.

  • Deep clean. A specialist cleaning solution that is safe for LVT breaks down grease and traffic film. Controlled mechanical agitation lifts dirt from the surface and the textured areas, and we treat scuffs, heel marks and stubborn residues one at a time. Finally the floor is thoroughly rinsed and neutralised so no residue is left to attract new dirt.
  • Strip and reseal. For floors where old polish or sealer has yellowed or gone uneven, we take the floor back to its original surface, clean it and lay down a new protective finish so the whole room looks consistent.

We finish with controlled drying and a final look round with you, so the floor is dry, even and ready to walk on.

Amtico, Karndean, porcelain and more

Every brand and style needs a slightly different approach, so we always check what we are working on first. We clean Amtico with methods chosen around its wear layer, and Karndean and other LVT with products picked in line with the manufacturer's guidance. Herringbone, plank and stone effect floors get extra time in the grooves. We also clean porcelain floors around the home.

We will be straight with you if cleaning is not the answer. A lifting, cracked or deeply scratched tile needs a flooring fitter, and we would rather tell you that than charge for a clean that cannot help.

Prices for Amtico floor cleaning in Dorking

Amtico and LVT cleaning is from £110 per room, and £110 is also our minimum for any job, covering the cost of bringing the equipment and setting it up. Once we have seen the floor and know whether it needs a deep clean or a strip and reseal, we confirm the price before we begin, so there are no surprises.

While we are with you, we can also look after carpets, rugs and sofas. See carpet cleaning in Dorking, rug cleaning and upholstery cleaning in Dorking.

Before and after your clean

To get ready, clear small items, rugs and mats from the floor so we can reach all of it. If you know what has been used on the floor in the past, particularly polish or shine products, let us know, as it helps us pick the right method.

Afterwards, the floor will stay looking good for longer if you sweep or dust mop regularly, damp mop with a pH neutral vinyl cleaner using a well wrung mop, and avoid steam mops, bleach, wax and polish. Natural fibre mats at the door are kinder than rubber backed ones, which can stain vinyl, and felt pads under furniture prevent scuffs. A professional clean once a year suits most households.

FAQs

Amtico cleaning in Dorking: questions we are asked

What does Amtico floor cleaning cost in Dorking?

From £110 per room, with a £110 minimum charge for any job to cover bringing and setting up the equipment. We confirm the price once we have seen the floor and know which treatment it needs.

Will you travel to Westcott, Mickleham or Holmwood?

Yes. As well as the town itself, we cover Westcott, Wotton, Mickleham, Holmwood, Betchworth, Buckland and the surrounding RH3, RH4 and RH5 area.

Why has my LVT floor gone patchy and yellow?

That is usually layers of retail floor polish that have built up unevenly and discoloured. A strip and reseal removes the old layers and applies a fresh, even protective finish.

Which products are safe on Amtico between cleans?

Stick to a pH neutral vinyl and LVT cleaner, such as Amtico's own maintenance range, mixed to the strength on the label and applied with a mop wrung out well. Washing up liquid, bleach, wax, shine products and steam mops all do more harm than good.

Do you clean porcelain floors too?

Yes. Alongside Amtico, Karndean and other LVT, we clean porcelain floors around the home.

How long before I can walk on the floor?

We finish every job with controlled drying, so the floor is left dry and ready to use when we go.

What happens if the floor does not come up as I hoped?

Tell us. Our promise is that you will love the result, and if you are not 100 per cent satisfied we will come back and re-clean the floor.
