Why Amtico and LVT floors start to look tired
Amtico flooring is protected by a urethane wear layer. This is what gives the floor its finish and its durability. It copes well with everyday life, but it can be damaged by the wrong cleaning methods, and most tired looking floors we see are a cleaning problem rather than a worn out floor.
The usual causes are:
- Supermarket cleaning products. Many leave a film behind. The floor turns dull or streaky, then feels sticky underfoot and attracts dirt faster.
- Retail floor polishes. These build up in uneven layers. Over time they yellow, trap dirt and leave a patchy finish, especially in kitchens and hallways.
- Steam mops and harsh chemicals. Heat and strong products can damage the wear layer and the adhesive underneath.
- Grit and traffic film. Dirt settles into the micro texture of the floor and the grooves of wood effect and stone effect designs, where regular mopping cannot reach.

Deep clean or strip and reseal: which does your floor need?
Every job starts with an inspection. We look at wear patterns, product build up and areas of heavy soiling so we can choose the right approach for your floor rather than a one size fits all clean.
A deep clean suits most floors. We apply a specialist LVT safe cleaning solution to break down dirt, grease and traffic film, then use controlled mechanical agitation to lift soil from the surface and from textured areas. Scuffs, heel marks and stubborn residues are treated one by one with solutions that will not damage the finish. The floor is then fully rinsed and neutralised to remove every trace of cleaning product, which stops it re soiling quickly and makes the result last longer.
A strip and reseal is for floors where old polish or sealer has built up, gone yellow or turned patchy. We strip the floor back to its original surface, clean it, then apply a new protective finish to give a consistent, even appearance across the whole room.
Either way, we finish with controlled drying and a final inspection so the floor is left clean, dry and ready to use, with a uniform finish from wall to wall.
Amtico, Karndean and other LVT floors we clean

- Amtico. Cleaned with methods chosen for its protective wear layer, so the surface finish is not damaged.
- Karndean and other LVT brands. These respond well to deep cleaning and restoration. We select products in line with the manufacturer's guidance.
- Textured and wood effect LVT. Herringbone, plank and stone effect floors need extra attention to clear dirt from the grooves and surface patterns.
- High traffic areas. Kitchens, hallways and open plan spaces often need more intensive treatment to bring back an even finish.
- Floors with polish build up or discolouration. A full strip and reseal returns them to their original appearance.

If a tile is lifting, cracked or badly scratched, cleaning will not fix it. That is a job for a flooring fitter, and we will tell you so rather than charge you for a clean that cannot help.
Looking after your Amtico floor between cleans
A little routine care keeps the floor looking good for longer and stretches the time between professional cleans.
- Sweep or dust mop regularly to remove grit before it scratches the surface.
- Damp mop with a pH neutral cleaner made for vinyl and LVT floors, diluted as the label says. A well wrung mop is better than a wet one.
- Avoid steam mops, bleach based products, wax and shine or polish products.
- Wipe up spills quickly, and keep hair dye and shoe polish well away from the floor.
- Use cotton or natural fibre mats at doorways. Rubber backed mats can stain vinyl floors permanently.
- Fit felt pads under chair and table legs.
Most homes benefit from a professional clean once a year. Busy family homes, and floors in kitchens and hallways, may need it more often.

Before we arrive, it helps to clear small items, rugs and mats off the floor so we can reach every part of it. If you know which products have been used on the floor in the past, especially any polish or shine product, tell us. It helps us choose the right approach and saves time on the day.
We start by walking the floor with you and pointing out what we can see: build up, heavy soiling, scuffs and any areas that will need extra work. If we think the floor needs a strip and reseal rather than a deep clean, we explain why and confirm the price before going ahead. If we think something is beyond cleaning, such as a damaged or lifting tile, we say so up front.

What is the best cleaner for Amtico floors?
For everyday cleaning, use a pH neutral cleaner made for vinyl and LVT floors, such as Amtico's own maintenance range, diluted exactly as the label says. Avoid bleach based products, washing up liquid, wax and any shine or polish product. These leave a film that turns the floor dull and sticky and builds up over time.
