Bringing tired Amtico floors in Ashtead back to life

If you have Amtico, Karndean or another luxury vinyl tile floor in your Ashtead kitchen, hallway or extension, you already know how hard wearing it is. What it will not do is look after itself. After a few years of mopping with whatever is under the sink, a floor that once looked crisp can turn flat and streaky, feel tacky underfoot and seem to pick up dirt the moment it has been washed.

Surrey Hills Cleaning restores these floors in homes right across Ashtead and the KT21 area. We are based in Oxshott, a short drive to the north-west, so Ashtead is very much home ground for us. Most of the tired floors we are asked to look at are not worn out at all. The urethane wear layer that gives Amtico its finish is usually intact, hidden under a film of old product and traffic grime. Take that film away safely and the original colour and texture come back, for far less than the cost of new flooring.

What dulls a vinyl floor in a busy Ashtead home

Ashtead sits between Epsom and Leatherhead, with Ashtead Common to the north and the open ground of Ashtead Park on the other side of the village. Lovely for walks, less lovely for floors: muddy boots, paws and pushchair wheels carry grit straight into the hallway and kitchen. That grit settles into the fine texture of the tiles and into the grooves of wood effect and stone effect designs, where an ordinary mop simply glides over it.

The other culprits are almost always products rather than wear:

  • Supermarket floor cleaners that leave a residue behind, so the floor dulls and then grows sticky.
  • Shine and polish products that build up in uneven layers, yellow with age and trap dirt.
  • Steam mops and strong chemicals, which can harm the wear layer and the adhesive beneath it.

The encouraging part is that every one of these problems can usually be put right with the correct method.

Deep clean or strip and reseal?

We never arrive with a fixed routine. The first thing we do in any Ashtead home is walk the floor with you, looking at wear patterns, product build up and the patches that take the heaviest traffic, such as the run from the back door to the sink.

A deep clean is right for most floors. We apply a specialist cleaning solution made to be safe on LVT, which loosens grease, dirt and traffic film, then use controlled mechanical agitation to lift soil from the surface and out of any texture. Heel marks, scuffs and stubborn residue are dealt with one at a time. The whole floor is then rinsed and neutralised so no cleaning product is left to attract fresh dirt.

A strip and reseal is for floors where old polish or sealer has turned yellow or patchy. We take the floor back to its original surface, clean it and lay down a fresh protective finish for an even look from wall to wall.

What Amtico cleaning costs in Ashtead

Amtico and LVT cleaning starts from £110 per room. That figure is also our minimum charge, because it covers bringing the equipment to your door and setting it up, so a single kitchen or hallway comes in at £110. Once we have seen the floor and know whether it needs a deep clean or a full strip and reseal, we confirm the price before any work begins. No surprises on the day.

Plenty of Ashtead customers use the same visit for other jobs. If the lounge carpet or the family sofa could do with a refresh, we can usually fit it in, and you can read more about our carpet cleaning in Ashtead and sofa cleaning in Ashtead.

Karndean, textured LVT and porcelain

Amtico is the name most people know, but we clean all kinds of luxury vinyl. Karndean and other brands respond well to deep cleaning, and we choose our products in line with each manufacturer's guidance. Herringbone, plank and stone effect floors get extra time on the grooves, because that is where the dirt hides. We also clean porcelain floors if you have them elsewhere in the house.

We will always be straight with you about the limits. A tile that is lifting, cracked or deeply scratched cannot be cleaned better. That is a job for a flooring fitter, and we would rather tell you so than take money for a clean that will not help.

Looking after the floor once we have gone

A few simple habits keep a restored floor looking good for much longer:

  • Sweep or dust mop often, so grit is gone before it can scratch.
  • Damp mop with a pH neutral cleaner made for vinyl and LVT, diluted as the label says, using a well wrung mop.
  • Keep steam mops, bleach, wax and shine products away from the floor altogether.
  • Choose cotton or natural fibre doormats, because rubber backed mats can stain vinyl for good.
  • Put felt pads under the legs of chairs and tables.

For most households a professional clean once a year is enough. Kitchens and hallways in busy family homes may need attention a little more often.

Arranging your Amtico clean in KT21

Before we arrive, it helps to lift rugs, mats and small items off the floor. If you know what has been used on it in the past, particularly any polish, let us know, as it helps us pick the right approach. When we have finished, we look over the floor with you again and leave you with simple advice on what to use from then on.

You will be dealing with a local, fully insured business, named Best Carpet and Upholstery in Surrey in the SME News UK Enterprise Awards 2026 and rated 5.0 from 360 Google reviews. We guarantee you will love the results, and if anything is not right with your floor, we will come back and re-clean it. Why it is worth it

Why Ashtead homeowners restore rather than replace

Colour and texture restored

Removing built up product and grime reveals the colour and texture the floor had when it was laid.

A floor that feels clean underfoot

A full rinse and neutralise leaves no residue behind, so the floor stays cleaner for longer.

A fraction of new flooring

Most dull floors are structurally sound, and a professional clean costs a fraction of replacement.

Straight answers first

If a tile is damaged beyond cleaning we tell you, and we explain which products to use afterwards.

FAQs

Amtico cleaning in Ashtead: common questions

How much does Amtico floor cleaning cost in Ashtead?

Prices start from £110 per room, and £110 is our minimum charge for any job because it covers bringing and setting up the equipment. We confirm the exact price once we have seen your floor and know whether it needs a deep clean or a strip and reseal.

Which parts of Ashtead do you cover?

All of it. We work across KT21, including Lower Ashtead, Ashtead Park and Woodfield, and in neighbouring Headley and Epsom. We also clean floors in Leatherhead and Fetcham.

Can you get rid of the sticky film on my kitchen floor?

Usually, yes. That tacky feel is nearly always residue from everyday cleaning products. Our deep clean breaks it down, and the floor is then rinsed and neutralised so nothing is left behind to attract dirt.

Should I use a steam mop on my Amtico floor?

No. Steam mops can damage the protective wear layer and the adhesive that holds the tiles down. A well wrung mop and a pH neutral vinyl cleaner are much kinder.

Do you clean Karndean floors as well as Amtico?

Yes. We clean Karndean and other luxury vinyl brands, choosing products in line with each manufacturer's guidance, and we clean porcelain floors too.

When can we walk on the floor again?

We finish every job with controlled drying and a final inspection, so the floor is left clean, dry and ready to use. If we have resealed it, we will tell you before we leave if there is anything to watch for.

How often should Amtico be cleaned professionally?

Once a year suits most homes. Busy kitchens and hallways, especially with children and dogs coming in from the Common, may benefit from a clean more often.
