Amtico and LVT floor care for Cobham homes

Luxury vinyl tile has become a favourite choice in Cobham kitchens, hallways, utility rooms and open plan living spaces, and it is easy to see why. Amtico, Karndean and similar floors are hard wearing, warm underfoot and look smart for years. What they do not do is stay clean on their own. Dirt settles into the texture of the tiles, everyday cleaning products leave a film behind, and before long a floor that looked superb when it was laid starts to look flat and uneven.

Surrey Hills Cleaning restores these floors in homes across Cobham and the KT11 villages. We are based in Oxshott, a few minutes away, so Church Cobham, Street Cobham, Stoke d’Abernon, Downside and Fairmile are all on our doorstep. Every visit is a proper restorative clean rather than a quick mop over, and the goal is always the same: shift the ingrained dirt and old product safely, keep the protective wear layer intact, and give you back an even finish without the expense of a new floor.

Why a tired floor is usually a cleaning problem

When a Cobham customer rings us about an Amtico floor, the worry is often that it is worn out. In most cases it is not. The floor is protected by a urethane wear layer, and that layer is usually fine underneath. What has gone wrong sits on top of it.

  • Residue from shop bought cleaners. Many leave a thin coating that dulls the floor, feels tacky and pulls in fresh dirt.
  • Layers of retail polish. Applied over the years, these build up unevenly, turn yellow and trap grime, particularly near doors and in front of the kitchen units.
  • Steam mops and strong chemicals. Heat and harsh products can harm the wear layer and weaken the adhesive below, so we always advise against them on vinyl floors.
  • Grit and traffic film. Fine dirt works into the grain of wood effect planks and the surface of stone effect tiles, where an ordinary mop simply glides over it.

Take that build up away and the original colour and pattern of the floor come back. That is the work we do.

Amtico and LVT cleaning prices

  • Amtico or LVT floor cleaningFrom £110 per room
  • Minimum charge£110

Our minimum charge for any job is £110, which covers bringing and setting up the equipment, so a single room is £110. We confirm the price once we have seen the floor and know whether it needs a deep clean or a strip and reseal.

Deep clean or full strip and reseal

We never decide what a floor needs until we have looked at it. On arrival we walk the room with you, checking wear patterns, heavy soiling around doorways and islands, and any sign of old polish.

Most floors need a deep clean. We apply a specialist cleaning solution that is safe for LVT, work it in with controlled mechanical agitation to loosen dirt from the surface and the grooves, and treat scuffs and heel marks individually. The whole floor is then rinsed and neutralised so no cleaning product is left to attract dirt again.

Some floors need a strip and reseal. If polish or sealer has built up, yellowed or gone blotchy, we strip the floor back to its original surface, clean it thoroughly and lay down a new protective finish so the whole room looks consistent.

Both finish with controlled drying and a final check together, so the floor is left clean, dry and ready to walk on.

Floors we restore around Cobham

We clean Amtico itself, Karndean and other luxury vinyl tile brands, choosing products in line with each manufacturer’s guidance. Herringbone, plank and textured stone effect designs get extra attention because their grooves hold the most dirt. Large kitchen and family rooms that take heavy daily traffic often need a more intensive treatment to even out the finish, and we are happy to take that on. We also clean porcelain floors, so if you have porcelain in a hallway or boot room alongside LVT in the kitchen, both can be done in one visit.

We will also be straight with you about limits. A tile that is lifting, cracked or deeply scratched will not be fixed by cleaning. That needs a flooring fitter, and we would rather tell you than charge for a clean that cannot help.

Prices for Amtico cleaning in KT11

Amtico and LVT cleaning in Cobham is from £110 per room. Our minimum charge for any job is £110, which covers bringing and setting up the equipment, so one room on its own is £110. Because some floors only need a deep clean and others need a strip and reseal, we confirm the final price once we have seen the floor, and always before any work starts.

If you would also like your carpets, a rug or a sofa refreshed, we can usually do it on the same visit. Take a look at our carpet cleaning in Cobham and sofa and upholstery cleaning in Cobham pages for those prices.

Keeping the finish once we have gone

A few simple habits keep a restored floor looking good for much longer. Sweep or dust mop often so grit does not scratch the surface. Damp mop with a pH neutral cleaner made for vinyl and LVT, diluted as the label says, using a well wrung mop rather than a soaking one. Keep steam mops, bleach, wax and shine products away from it. Choose cotton or natural fibre doormats, since rubber backing can stain vinyl permanently, and put felt pads under chair and table legs.

For most Cobham households, a professional clean once a year is about right. Busy family kitchens and hallways may benefit from one more often. Before we leave we will tell you exactly which products suit your floor.

Why have it done

What a professional Amtico clean gives you

The true pattern back

Removing film and polish build up brings back the true colour and pattern of the tiles.

No more sticky floor

Rinsing and neutralising leaves no residue behind, so the floor stops feeling tacky and stays cleaner for longer.

Sound floors kept, not replaced

Most dull floors are sound underneath, so restoring them costs a fraction of a new floor.

Told what cleaning can fix

We tell you what the floor needs, and what cleaning cannot fix, before you spend anything.

FAQs

Amtico floor cleaning in Cobham: common questions

How much does Amtico cleaning cost in Cobham?

It is from £110 per room. Our minimum charge for any job is £110, which covers bringing and setting up the equipment. We confirm the price after seeing the floor, since a strip and reseal involves more work than a deep clean.

Why does my Amtico floor feel sticky?

Almost always it is residue from cleaning products, or old polish that has built up. A deep clean with a full rinse and neutralise removes it, and a strip and reseal deals with heavier polish layers.

Can I use a steam mop on my Amtico floor?

No. Steam mops can damage the wear layer and the adhesive underneath, so avoid them on Amtico and every other type of LVT. A damp mop with a pH neutral vinyl cleaner is much safer.

Do you clean Karndean floors in Cobham too?

Yes. We clean Karndean and other luxury vinyl tile brands as well as Amtico, following each manufacturer’s guidance, and we clean porcelain floors as well.

How long until I can walk on the floor?

We finish every job with controlled drying, so the floor is left dry and ready to use. We will confirm before we leave.

Can you fix a lifting or scratched tile?

Cleaning cannot repair a lifting, cracked or badly scratched tile. That is a job for a flooring fitter, and we will tell you up front rather than charge for a clean that will not help.

Do you cover Stoke d’Abernon and Downside?

Yes. We cover the whole of the KT11 area from our base in Oxshott, including Stoke d’Abernon, Downside, Church Cobham, Street Cobham and Fairmile.
