Bringing Fetcham floors back to life

Fetcham is a village on the west side of the River Mole, between Leatherhead and Bookham, and it is only a short run down from our base in Oxshott. A lot of the family homes here have had kitchens and ground floors redone with Amtico or LVT, because it is warm underfoot, easy to live with and looks like timber or stone without the upkeep.

The catch is that day to day mopping only ever cleans the very top of the floor. After a few years the pattern looks flat, the grooves go grey and the surface may feel slightly tacky. That is the point where people in Fetcham tend to call us, and in most cases we can bring the floor back without anyone needing to replace a single tile.

Signs your floor needs a specialist clean

Here are the things we hear most often from customers around Fetcham and Little Bookham:

  • The floor has turned dull or streaky, however often it is mopped.
  • Socks stick to it, or it picks up footprints straight after cleaning.
  • There is a yellow tinge, or blotchy shiny and matt areas, from an old polish.
  • The joins and textured grain of a wood effect floor have filled with grime.
  • Scuffs and heel marks around the kitchen island or back door will not shift.

All of these point to product build up and traffic film sitting on the urethane wear layer. Shop bought cleaners and polishes leave a little behind every time, steam mops and harsh chemicals can harm the wear layer and the glue beneath it, and grit settles into the texture where a mop cannot get at it.

Amtico and LVT cleaning prices

  • Amtico or LVT floor cleaningFrom £110 per room
  • Minimum charge£110

Our minimum charge for any job is £110, which covers bringing and setting up the equipment, so a single room is £110. We confirm the price once we have seen the floor and know whether it needs a deep clean or a strip and reseal.

How we clean Amtico and LVT

Every visit starts with an inspection. We look closely at where the floor is wearing, where product has built up and which areas are most heavily soiled, and from that we decide whether it needs a deep clean or a strip and reseal. You get a clear explanation and a confirmed price before any work begins.

For a deep clean we use a specialist solution that is safe for LVT to break down grease and traffic film, then controlled mechanical agitation to lift soil from the surface and out of textured areas. Stubborn marks are treated individually. The final rinse and neutralise is the step most people skip at home, and it matters: it removes every trace of cleaning product, so the floor stays cleaner for longer.

If old polish or sealer has built up, we strip the floor back to its original surface, clean it, and lay down a new protective finish so the colour and sheen are consistent from wall to wall. We then dry the floor in a controlled way and check it with you.

Karndean, herringbone and porcelain too

We do not only clean Amtico. Karndean and other LVT brands respond very well to the same restorative approach, and we choose products in line with the manufacturer's guidance for each one. Herringbone and narrow plank layouts have more joins to clear, so we allow extra time on those. We also clean porcelain floors, which is handy if your utility room or downstairs cloakroom has a different hard floor to the kitchen.

One honest caveat: if a tile has lifted, cracked or been badly gouged, cleaning will not cure it, and we will point you towards a flooring fitter rather than take your money.

Prices for Fetcham

Amtico and LVT floor cleaning starts from £110 per room. Our minimum charge is also £110, covering the cost of bringing and setting up the equipment, so one room is £110. Bigger open plan areas, and floors that need stripping and resealing, are priced after we have seen them, and you will know the figure before we begin.

Plenty of customers use the same visit to have a rug, a sofa or the stair carpet done as well. Take a look at carpet cleaning in Fetcham or our rug cleaning service.

Keeping it looking good afterwards

A few easy habits will keep the finish fresh for longer. Sweep or dust mop regularly to stop grit scratching the surface. When you mop, use a pH neutral cleaner designed for vinyl and LVT at the strength on the label, with a mop that is well wrung rather than dripping. Avoid steam mops, bleach and any wax or shine product. Choose cotton or natural fibre door mats, because rubber backing can leave a permanent stain, and fit felt pads to chair legs. A professional clean once a year suits most Fetcham households, with kitchens and hallways sometimes needing a little more.

The difference

Why Fetcham homeowners have their floors restored

Grooves that look clean again

Agitation lifts the grime out of wood effect grain and joins that a mop slides straight over.

An even finish

Stripping uneven polish and resealing gives the whole room the same colour and sheen.

A floor that stays cleaner

With all residue rinsed away, there is nothing tacky left to attract fresh dirt.

No new floor needed

Restoring a sound floor costs far less than lifting it and laying another.

FAQs

Your Fetcham Amtico questions answered

What does Amtico cleaning cost in Fetcham?

From £110 per room. The £110 minimum charge covers bringing and setting up our equipment. We confirm the price once we have seen whether the floor needs a deep clean or a strip and reseal.

Why does my Amtico look dull even after mopping?

Most often it is a film left by ordinary floor cleaners or polish, which builds up a little each time and holds onto dirt. A deep clean with a full rinse removes it and brings the original look back.

What is the best cleaner for Amtico between professional cleans?

A pH neutral cleaner made for vinyl and LVT, such as Amtico's own maintenance range, diluted as the label says and used with a well wrung mop. Keep bleach, washing up liquid, wax and shine products off the floor altogether.

Are steam mops OK on LVT?

No. They can damage the wear layer and the adhesive beneath it, so we recommend avoiding them on Amtico, Karndean and all LVT floors.

Can you fix scratches or a lifting tile?

Cleaning can improve light scuffing, but deep scratches, rubber mat stains and lifting tiles are harder. A lifting or damaged tile needs a flooring fitter, and we will tell you honestly if that is the case.

How often should an Amtico kitchen floor be professionally cleaned?

Once a year suits most homes. Kitchens and hallways in busy family homes may benefit from a clean more often.

Do you also cover Bookham and Leatherhead?

Yes. We clean floors across the area, including Bookham and Leatherhead, both close to Fetcham.
