Amtico and LVT restoration across Leatherhead

Leatherhead is a historic market town in the Mole Valley, with the River Mole running along its western edge and Ashtead, Fetcham and Mickleham all close by. It has a real mix of homes, and plenty of them have Amtico, Karndean or another luxury vinyl tile in the kitchen, the hallway or a big open plan family room. These are hard wearing floors, but they do not stay looking new on their own.

We are based in Oxshott, a short drive north of the town, so Leatherhead is very much part of our home patch. We treat every floor as a restoration job rather than a quick wash. The aim is to lift ingrained dirt and old residue without harming the protective wear layer, and to bring back an even finish for far less than the cost of new flooring.

Why a good floor ends up looking tired

Amtico has a urethane wear layer on top that gives the floor its finish. It copes with family life very well, but the wrong cleaning routine slowly works against it. When we are called out to a Leatherhead kitchen floor that looks worn out, the cause is nearly always one of these:

  • Supermarket floor cleaners that leave a thin film behind, so the floor turns streaky, then tacky, then grabs dirt faster.
  • Shop bought polish applied over the years in uneven coats that yellow and trap grime, especially by doorways.
  • Steam mops and strong chemicals, which can damage the wear layer and loosen the adhesive below.
  • Grit and traffic film settling into the texture of wood effect and stone effect designs, where a mop cannot reach.

In most of these cases the floor underneath is perfectly sound. Remove the film and the build up and the original look comes back.

Amtico and LVT cleaning prices

  • Amtico or LVT floor cleaningFrom £110 per room
  • Minimum charge£110

Our minimum charge for any job is £110, which covers bringing and setting up the equipment, so a single room is £110. We confirm the price once we have seen the floor and know whether it needs a deep clean or a strip and reseal.

A deep clean or a full strip and reseal

We never start with a one size fits all approach. The first thing we do in any Leatherhead home is walk the floor and look at the wear patterns, the product build up and any heavily soiled patches, then recommend what it actually needs.

Most floors only need a deep clean. A specialist LVT safe solution breaks down grease, dirt and traffic film, and controlled mechanical agitation lifts soil out of the surface and the grooves. Scuffs, heel marks and stubborn residue are dealt with one at a time using products that will not mark the finish. We then rinse and neutralise the whole floor, because any cleaning product left behind makes it re soil quickly.

A strip and reseal is for floors where old polish or sealer has built up, gone yellow or turned blotchy. We take the floor back to its original surface, clean it, and apply a fresh protective finish so the whole room looks even. Either way we finish with controlled drying and a final check with you.

Which floors we clean in and around KT22

Alongside Amtico we regularly clean Karndean and other LVT brands, choosing products in line with each manufacturer's guidance. Herringbone, plank and stone effect designs get extra time on the grooves, and busy kitchens and hallways usually need more intensive work than a quiet dining room. We also clean porcelain floors, so other hard surfaces in the house can be done on the same visit.

We will always be straight with you about what cleaning can and cannot do. A lifting, cracked or deeply scratched tile is a job for a flooring fitter, and we will say so rather than charge you for a clean that will not help.

What Amtico cleaning costs in Leatherhead

Amtico and LVT cleaning is from £110 per room. Our minimum charge for any job is also £110, which covers bringing the equipment and setting it up, so a single kitchen or hallway is £110. Larger open plan spaces, or floors that need stripping and resealing, are priced once we have seen them, and we confirm the figure before we start so there are no surprises.

If your carpets or sofa could do with a refresh too, it makes sense to book them on the same day. Have a look at our carpet cleaning in Leatherhead and sofa cleaning in Leatherhead pages.

Simple care that keeps the finish longer

Once your floor is clean, the way it is mopped decides how long it stays that way. Grit is the main enemy, so a regular sweep or dust mop does more good than anything else. For washing, a pH neutral cleaner made for vinyl and LVT, mixed to the strength on the bottle and used with a mop that is well wrung out, is all the floor needs.

Leave steam mops, bleach, wax and shine products in the cupboard, as they either damage the wear layer or build up into the film we have just removed. Rubber backed door mats can stain vinyl permanently, so cotton or natural fibre mats are safer, and felt pads under chair and table legs save a lot of scuffs. For most households a professional clean once a year is plenty, though a busy family kitchen may benefit from one more often.

Book your Leatherhead floor clean with John

A little preparation helps on the day. Lift any rugs and mats, clear small items off the floor and, if you can, tell us what has been used on the floor before, especially polish or shine products. We finish by walking the floor with you so you can see the difference, and we leave you with a short list of products to use and avoid.

Surrey Hills Cleaning is Woolsafe approved, Trusted Trader approved and fully insured, and was named Best Carpet and Upholstery in Surrey in the SME News UK Enterprise Awards 2026. We are rated 5.0 from 360 Google reviews, and if the floor is not right, we will re-clean it. To arrange a visit, call John on 07584 551 784, send us a WhatsApp or request a quote online.

Why book a professional clean

What a proper Amtico clean does for your floor

An even finish wall to wall

Stripping out film and patchy polish gives the whole room one consistent colour and sheen again.

Residue rinsed away

Every trace of cleaning product is neutralised and rinsed out, so the floor stops feeling tacky and resists fresh dirt.

Saves the cost of a new floor

Most dull or patchy floors are a cleaning problem, so restoring one costs a fraction of new flooring.

The right treatment for your floor

We tell you up front whether your floor needs a deep clean, a strip and reseal or a fitter.

FAQs

Amtico cleaning in Leatherhead: common questions

How much does Amtico floor cleaning cost in Leatherhead?

Amtico and LVT cleaning is from £110 per room, and our minimum charge for any job is £110, which covers bringing and setting up the equipment. We confirm the price after we have seen the floor and know whether it needs a deep clean or a strip and reseal.

My kitchen floor feels sticky. Can that be fixed?

Usually, yes. A sticky feel is almost always residue from cleaning products rather than damage. A deep clean followed by a full rinse and neutralise removes it, and we will suggest a pH neutral cleaner so it does not come back.

Can you take old polish off an Amtico floor?

Yes. Our strip and reseal removes old layers of polish and sealer, takes the floor back to its original surface and applies a new protective finish for an even look across the room.

Is it safe to steam mop LVT?

No. Steam mops can damage the wear layer and the adhesive underneath, so we advise against them on Amtico and on all LVT floors.

Do you clean Karndean floors in Leatherhead?

Yes. We clean Karndean and other LVT brands as well as Amtico, choosing products in line with each manufacturer's guidance, and we clean porcelain floors too.

How far do you travel from Oxshott?

Leatherhead is a short drive from our base in Oxshott, and we cover the whole of KT22, including Fetcham and Mickleham, plus nearby Ashtead and Headley, as well as towns further out such as Dorking and Cobham.

Can you clean my carpets on the same visit?

Yes. Many customers have their carpets, rugs or sofa cleaned on the same day as their floor. Carpets are £45 per room, rugs from £50 and a two-seater sofa is £110, and combining jobs makes the most of the £110 minimum charge.
