Restoring Amtico and LVT floors in Bookham

Amtico is a popular choice in Bookham kitchens, hallways and garden rooms, and it earns its place: it is warm underfoot, copes with family life and looks smart when it is clean. The trouble is that after a few years of mopping, many floors start to look flat and tired, and a bucket and mop simply moves the problem around.

Surrey Hills Cleaning offers a proper restorative clean for Amtico, Karndean and other luxury vinyl tile floors in homes across KT23. We lift the ingrained dirt and old residue without harming the protective wear layer, so the original look of the floor comes back and you avoid the cost of replacing it. We look at every floor first, tell you honestly what it needs and give you a clear price before any work begins.

Why a good floor ends up looking tired

Every Amtico floor has a urethane wear layer on top. It is tough, but it is not designed for the products most of us reach for at the supermarket. When we visit a dull floor in Bookham, the cause is usually one of these:

  • Cleaning products that leave a film. The floor starts to streak, then feels tacky and picks up dirt faster than before.
  • Shop bought polish. It builds up unevenly, yellows with age and traps dirt in patches, typically by the back door and the kitchen units.
  • Steam mops and strong chemicals. Heat and harsh products can damage the wear layer and the adhesive that holds the tiles down.
  • Grit in the texture. Wood effect planks and stone effect tiles have a fine texture and grooves where dirt settles out of reach of a mop.

Underneath all of that, the floor is usually sound, which is why a professional clean makes such a difference.

Amtico and LVT cleaning prices

  • Amtico or LVT floor cleaningFrom £110 per room
  • Minimum charge£110

Our minimum charge for any job is £110, which covers bringing and setting up the equipment, so a single room is £110. We confirm the price once we have seen the floor and know whether it needs a deep clean or a strip and reseal.

Deep clean or a full strip and reseal

We never assume. Each visit starts with an inspection of the wear patterns, any product build up and the areas of heavy soiling, so we can choose the right treatment for your floor.

Most floors need a deep clean. We apply a specialist LVT safe solution that breaks down grease, dirt and traffic film, then use controlled mechanical agitation to lift soil from the surface and out of the textured areas. Scuffs and heel marks are treated individually. The whole floor is then rinsed and neutralised, because any cleaning residue left behind would make it soil again quickly.

Heavily polished floors are stripped and resealed. Where old polish or sealer has gone yellow or patchy, we strip back to the original surface, clean it and apply a fresh protective finish for an even look from wall to wall. If we think your floor needs this rather than a deep clean, we explain why and confirm the price before going ahead.

Floors we clean around Great and Little Bookham

Bookham has a real mix of homes, from family houses and bungalows to older cottages and newer extensions with large open plan kitchens. We clean all the luxury vinyl floors you find in them:

  • Amtico, cleaned with methods chosen to protect its wear layer
  • Karndean and other LVT brands, with products picked in line with the manufacturer's guidance
  • Herringbone, plank and stone effect designs, where the grooves need extra attention
  • Busy kitchens, hallways and boot rooms that need more intensive work
  • Floors yellowed or patchy from years of polish
  • Porcelain floors elsewhere in the house

If a tile is lifting, cracked or badly scratched, cleaning will not fix it. That is a job for a flooring fitter, and we will say so rather than charge you for a clean that cannot help.

Amtico cleaning prices in Bookham

Amtico and LVT cleaning starts from £110 per room. Any visit has a £110 minimum, which pays for us to bring and set up the kit, so one kitchen or hallway on its own comes to £110. Larger areas and floors that need a strip and reseal are priced once we have seen them, and you will know the figure before we start.

If you would like your carpets or sofa done too, we can usually fit them into the same visit. Take a look at our carpet cleaning in Bookham and sofa cleaning in Bookham pages for those prices.

Keeping the finish once we have gone

When the work is done we walk the floor with you so you can see the difference, and we leave simple advice on what to use from then on. In short: sweep or dust mop often to clear grit, damp mop with a pH neutral cleaner made for vinyl floors, and wring the mop out well. Keep steam mops, bleach, wax and shine products off the floor altogether. Cotton or natural fibre door mats are safer than rubber backed ones, which can stain vinyl permanently, and felt pads under chair legs save a lot of scuffs.

Most Bookham homes find a professional clean once a year keeps the floor looking right. A busy family kitchen may need it a little more often.

Why it is worth it

What a professional Amtico clean does for your floor

The original finish back

Removing old product and embedded dirt brings back the colour and even sheen the floor had when it was laid.

No more tacky floor

We rinse out every trace of old product, so the floor feels clean underfoot again and resists fresh dirt.

Cheaper than replacing

Most tired floors are sound underneath. Restoring one costs a fraction of having a new floor fitted.

An inspection before any work

We inspect first and tell you what the floor needs, including when a damaged tile is a job for a fitter instead.

FAQs

Amtico floor cleaning in Bookham: common questions

How much does Amtico cleaning cost in Bookham?

From £110 per room, which is also the minimum for any visit because it covers bringing and setting up the equipment. We confirm the price after seeing the floor, once we know whether it needs a deep clean or a strip and reseal.

Do you come to Little Bookham as well as Great Bookham?

Yes. We cover all of KT23, including Great Bookham, Little Bookham and the roads out towards Effingham and Fetcham. We are based in Oxshott, a short drive away.

My Amtico kitchen floor feels sticky. Can that be fixed?

Usually, yes. A sticky floor is almost always a film of cleaning product or polish. A deep clean with a full rinse and neutralise removes it, and if polish has built up in layers we can strip and reseal the floor.

Is a steam mop safe on Amtico?

No. Steam mops can damage the wear layer and the adhesive under the tiles. Use a well wrung mop and a pH neutral cleaner made for vinyl and LVT floors instead.

Do you clean Karndean floors in Bookham?

Yes. We clean Karndean and other LVT brands as well as Amtico, choosing products in line with each manufacturer's guidance. We clean porcelain floors too.

Will cleaning remove scratches?

Cleaning lifts scuffs, heel marks and residue, but it cannot repair deep scratches or lifting and cracked tiles. Those need a flooring fitter, and we will tell you honestly if that is the case.

How often should an Amtico floor be professionally cleaned?

Once a year suits most homes. Kitchens and hallways in busy family houses may benefit from a clean more often.
