Bringing Esher’s vinyl floors back to life

Luxury vinyl tile suits a busy household. It copes with muddy boots, dropped plates and the constant to and fro between kitchen and garden. Yet even the best Amtico floor slowly loses its looks. The cause is rarely the floor itself. It is a gradual build up of residue, polish and fine grit that ordinary mopping cannot touch, and it shows up as a dull, slightly grubby surface with darker patches where people walk most.

From our base in Oxshott, a short drive south of Esher, Surrey Hills Cleaning restores these floors throughout KT10 and the surrounding Elmbridge villages, including Claygate, Hinchley Wood, Hersham, Claremont and across to Thames Ditton. We treat every floor as a restoration job, taking the dirt off without harming the protective layer that keeps the tiles looking good.

Signs your floor needs a professional clean

You do not need to wait until the floor looks bad. These are the signs we hear about most from Esher homeowners:

  • A cloudy or streaky finish that returns however often you mop
  • A tacky feel underfoot, usually from cleaning product that was never rinsed away
  • Yellow or blotchy patches where polish has been applied over and over
  • Dark lines of dirt sitting in the grooves of plank, herringbone or stone effect designs
  • Scuffs and heel marks that a mop will not lift, typically in hallways and by the back door

All of these sit on top of the urethane wear layer rather than in it, which is why they respond so well to the right treatment. Steam mops and harsh chemicals are a different story: heat and strong products can damage that wear layer and the adhesive below, so please keep them away from any LVT floor.

How we restore an LVT floor

Each job begins with a look at the floor alongside you. We note wear patterns, heavy soiling and any trace of old polish, then explain which approach suits it.

For a deep clean, a specialist LVT safe solution goes down first to loosen grease, dirt and traffic film. Controlled mechanical agitation lifts it out of the surface texture and the joints between planks. Stubborn scuffs and residues are treated one at a time with products that will not mark the finish, and the floor is rinsed and neutralised so nothing is left behind to catch new dirt.

For a strip and reseal, we remove the old layers of polish or sealer right back to the original surface, clean the floor and then apply a fresh protective finish, giving the room one consistent look from wall to wall.

We dry the floor in a controlled way and inspect it with you before we pack up.

Amtico, Karndean, porcelain and more

Alongside Amtico, we clean Karndean and other luxury vinyl tile brands, always picking products that follow the manufacturer’s advice. Wood effect, herringbone and textured stone effect floors take a little longer because their patterns hold more dirt, and large open plan kitchen and family spaces often need a more intensive treatment to even out the finish. We also clean porcelain floors, so a porcelain entrance hall can be done alongside an LVT kitchen.

One thing cleaning cannot do is repair physical damage. A lifting, cracked or deeply scratched tile is a job for a flooring fitter. If we spot one, we will tell you before we start.

Amtico floor cleaning prices in Esher

Cleaning Amtico and LVT floors in Esher costs from £110 per room. The minimum charge for any job is £110, which covers bringing and setting up the equipment. A strip and reseal takes longer than a deep clean, so we confirm the exact price once we have seen the floor and before we begin.

If the rest of the house could do with a refresh, it is worth combining jobs. We can clean carpets, rugs and sofas on the same visit: see carpet cleaning in Esher and sofa and upholstery cleaning in Esher.

Preparing for the visit and caring for the floor after

Before we arrive, lift rugs, mats and small items off the floor so we can reach every corner. If you know what has been used on the floor in the past, especially any polish or shine product, let us know, as it helps us plan.

Afterwards, a little routine care goes a long way. Sweep or use a dust mop regularly to stop grit scratching the surface, and damp mop with a pH neutral vinyl and LVT cleaner, using a well wrung mop. Avoid bleach, wax and shine products. Use cotton or natural fibre doormats, as rubber backed ones can stain vinyl for good, and fit felt pads under furniture legs. Most homes only need a professional clean about once a year, though busy kitchens and hallways may need one sooner.

FAQs

Amtico cleaning in Esher: your questions answered

What does Amtico floor cleaning cost in Esher?

From £110 per room. Our minimum charge for any job is £110, which covers bringing and setting up the equipment. We confirm the price once we know whether the floor needs a deep clean or a strip and reseal.

Can you remove old polish from my floor?

Yes. A strip and reseal takes off the built up polish and sealer, returns the floor to its original surface and adds a new protective finish.

What should I clean my Amtico floor with?

A pH neutral cleaner made for vinyl and LVT floors, such as Amtico’s own maintenance range, diluted as the label says, with a well wrung mop. Avoid bleach, washing up liquid, wax and shine products.

Is a steam mop safe on LVT?

No. Steam can damage the wear layer and the adhesive beneath, so steam mops should not be used on Amtico or any other LVT.

How often should I have my floor professionally cleaned?

Once a year suits most Esher homes. Kitchens, hallways and busy family homes may benefit from more frequent cleans.

Do you cover Claygate and Hinchley Wood?

Yes. We cover all of Esher and KT10, including Claygate, Hinchley Wood and Claremont, as well as Hersham and Thames Ditton.

Can you clean my sofa on the same day?

Yes. We often clean upholstery, carpets and rugs on the same visit as an Amtico floor, which makes the most of the £110 minimum charge.
