The end of a tenancy is a busy time. Whether you are a tenant handing back the keys or a landlord getting a property ready for the next occupants, the property needs to look and feel properly clean, not just quickly tidied.

Our specialist work is carpets, upholstery, mattresses and hard floors, which are often the hardest things to get right at the end of a tenancy and the first things anyone notices when they walk in. Our team can also add a deep clean of the rest of the property, so the whole job is done in one go.

Carpets: cleaned, not just sprayed
Tired, marked carpets make a whole property look neglected. Every carpet we clean is pre-vacuumed, pre-sprayed, spot treated, agitated with a brush and then hot water extracted at 120°C, with stain treatment and deodoriser included as standard. Agitation is what loosens the dirt from deep in the pile, so it can be rinsed out rather than left behind, and the high temperature kills dust mites and bacteria, so the next occupants move into a genuinely fresh home.
We use a Power-Flex Storm 800psi machine, and our cleaning agents are toxic and caustic free and eco friendly wherever possible, so they are safe for families and pets moving in after you. We are Woolsafe approved, with a Woolsafe Registered Inspector. If the carpets need help drying we bring a turbo dryer fan, and landlords can add a soil protector such as Scotchgard to help the carpets resist stains through the next tenancy. Sofas, mattresses and hard floors
In a furnished let, soft furnishings matter as much as the carpets. We clean fabric and leather sofas with all cushions done front and back, plus the whole base, using the same agitate and extract method. We also clean armchairs, fabric headboards and mattresses, which are a common sticking point when a property changes hands. Mattresses are steam cleaned at 120°C, which kills dust mites and bacteria on contact.
Hard floors get the same care. We deep clean Amtico and LVT floors, lifting traffic film and product build up from kitchens and hallways, can strip and reseal floors where old polish has gone patchy, and also clean porcelain floors. Rugs left in the property can be cleaned too.
A deep clean of the rest of the property
Alongside the carpets and furnishings, we can deep clean the property from top to bottom. That is the kind of clean described on our domestic cleaning page: wiping down skirting boards and light switches, deep cleaning the kitchen including inside the fridge, removing limescale in bathrooms, cleaning behind furniture and tackling the forgotten, hard to reach areas where grime builds up. Our cleaners focus on the areas that affect the overall finish most, so the property feels properly reset, not just quickly tidied.

Planning your end of tenancy clean
A few things make the clean easier and the result better:
- Book close to your final inspection. The nearer the clean is to the check out, the fresher the property will be on the day.
- Empty is best. Once furniture and boxes are out, we can reach every part of every room, including the edges and the areas behind furniture.
- Leave time for drying. Carpets need time to dry before furniture goes back or new tenants move in. We can bring a turbo dryer fan if it needs to be quicker.
- Tell us about problem areas. Pet accidents, heavy stains or worn traffic lanes are easier to plan for if we know in advance.
End of tenancy cleaning across Surrey

A note about deposits
We will do a thorough, careful job, but we cannot promise that you will get your deposit back. That decision depends on your tenancy agreement, the check in inventory, any damage or wear, and your landlord or letting agent. What we can do is make sure the carpets, furnishings and floors are properly cleaned, and be straight with you about anything that cleaning will not fix, such as burns, bleach marks or permanent damage. And if you are not 100 per cent satisfied with our cleaning, we will re-clean.

It depends on what you need. How much does end of tenancy cleaning cost?
There is no set price, because every property is different. The cost depends on the size of the property, its condition and what you want cleaned, whether that is the whole property or just the carpets and furnishings. We visit the property first, then give you a clear quote listing exactly what is included, and oven cleaning is always part of it at no extra cost.
Will an end of tenancy clean get my deposit back?
No cleaner can honestly promise that. Your deposit depends on your tenancy agreement, the inventory, any damage and your landlord or agent. We will clean the property thoroughly, tell you up front about anything that cleaning cannot fix, and re-clean if you are not 100 per cent satisfied with our work.
Do you clean ovens?
Yes. Oven cleaning is part of every end of tenancy clean and is included in the price we quote, so there is nothing extra to pay.
Should the carpets be cleaned before or after we move out?
After, if you can. With the furniture and boxes gone we can clean every part of the carpet, including the edges and the areas that were under furniture. Leave time for the carpets to dry before the inspection.
Do you work for landlords and letting agents?
Yes. Landlords use our cleans to get a property ready for new occupants, and we are happy to arrange access and timings around a check out or a new tenancy.
